Being embedded directly in this natural and vineyard-rich environment offers you the opportunity to experience local wildlife firsthand. However, due to this unique location, an increased presence of insects can occur, especially during the warmer months. Even inside the house, this cannot be completely avoided despite careful prevention. We kindly ask you to keep this in mind during your stay.

At the lower slope area, you can also observe bison in their natural habitat. For safety reasons, please always maintain a sufficient distance, do not feed the animals, and avoid disturbing them. By doing so, you help protect the animals and preserve their natural habitat.

  • Privacy & Terrain: The property is set in a natural environment offering ultimate tranquility. Please note that natural paths and slopes may be uneven, and exploring the grounds is at your own risk.
  • Upper Floor & Usage: Please note that the upper floor is not part of the rental and may only be used by prior special agreement.

⚠️ IMPORTANT – Access & Navigation: Google Maps often cannot find the exact driveway using "Mestni Vrh 29" directly.

  • Approach: Must strictly be via Mestni Vrh 31 and then following the path along the vineyard (gravel road, not marked as a standard street).
  • Emergency: This access route is vital for emergency services, fire department, and police! Emergency Number: 112 (Property address for responders: Mestni Vrh 29, Ptuj – Access strictly via Mestni Vrh 31).
  • First Aid & Safety: A fire extinguisher and a first-aid kit are located on the left side of the entrance area. Open fires are strictly prohibited due to the surrounding woods and vineyards.
  • Privacy & Surveillance (ZVOP-2): Exterior areas are monitored to protect property. The cameras are automatically deactivated upon arrival. Should you still feel uncomfortable, you can switch off the circuit breaker for the upper floor at the fuse box in the ground floor hallway to ensure complete privacy.
  • Registration & Tourist Tax: In accordance with Slovenian law (AJPES), all guests must be officially registered, and the tourist tax is mandatory.
  • Infrastructure & Shopping: Grocery stores (Lidl, Spar) are approx. 8 minutes away by car, and Ptuj's historic city center is about a 10-minute drive.
